4. No Emergency Guarantee Through the Website
Our website may describe emergency septic services or urgent cleanout availability. However, submitting a website form, email, quote request, or online message does not guarantee immediate dispatch or emergency response.
For urgent health, safety, sewage backup, flooding, gas, electrical, structural, or environmental emergencies, contact the appropriate emergency services, local health department, utility provider, plumber, environmental authority, or other qualified emergency professional.
We are not responsible for damages caused by delay if you rely only on a website form, email, voicemail, or online message for an emergency situation.
5. Quotes, Estimates, and Pricing
Quotes and estimates are based on the information available at the time they are provided. Pricing may depend on factors including:
- Property location
- Tank size
- Tank depth
- Amount of waste, sludge, grease, or solids
- Accessibility of lids, risers, or cleanouts
- Whether digging or locating is required
- Emergency, after-hours, weekend, or holiday service
- Distance, travel time, fuel, disposal, or environmental fees
- Required permits or local charges
- Labor, equipment, and safety requirements
- Commercial or high-volume service needs
- Unexpected site conditions
Unless stated otherwise in writing, estimates are not final fixed prices. Final charges may differ if the actual site conditions, service needs, or customer-provided information are inaccurate or incomplete.
We may provide upfront pricing where possible, but hidden conditions may require additional approval, additional charges, rescheduling, or cancellation.
6. Customer Responsibilities
You are responsible for providing accurate information and preparing the property for service. This may include:
- Providing the correct property address
- Confirming you own, manage, rent, or are authorized to request service at the property
- Identifying the septic tank, lids, risers, cleanouts, grease trap, or service access points
- Making sure the work area is accessible
- Clearing vehicles, debris, landscaping, snow, water, furniture, or other obstructions
- Securing pets and animals
- Notifying us of underground utilities, irrigation lines, electrical lines, gas lines, wells, drainage systems, fiber lines, or other buried structures
- Informing us of prior system problems, backups, damage, collapsed tanks, unsafe lids, failed drain fields, or hazardous conditions
- Providing safe access for trucks, hoses, equipment, and technicians
- Obtaining required permissions from landlords, property owners, HOAs, tenants, managers, or local authorities
- Being present or available if required for authorization, access, payment, or service decisions
If the property is not ready or accessible when we arrive, you may be charged a trip fee, cancellation fee, waiting-time fee, rescheduling fee, or other reasonable charge.
7. Access to Property
By scheduling service, you authorize Septic Tank Pumping LLC, our employees, technicians, contractors, subcontractors, local service partners, vendors, or representatives to enter the property at the scheduled time for the purpose of evaluating, quoting, performing, documenting, or completing the requested service.
You represent that you have the legal authority to grant access to the property.
We are not responsible for delays, inability to perform work, or additional costs caused by locked gates, blocked driveways, inaccessible tanks, missing keys, unsafe surfaces, unclear directions, absent owners, tenant refusal, or lack of authorization.
8. Underground Utilities and Hidden Conditions
Septic work may involve heavy vehicles, hoses, lids, digging, probing, pumping equipment, inspection tools, or other equipment. Properties may contain hidden or unmarked conditions, including:
- Underground utilities
- Irrigation systems
- Drainage lines
- Electrical wiring
- Gas lines
- Water lines
- Sprinkler systems
- Fiber optic or communication lines
- Fragile landscaping
- Old, cracked, buried, or deteriorated tanks
- Collapsed lids
- Unsafe access covers
- Unstable soil
- Saturated drain fields
- Structural defects
- Prior improper installation or repairs
You are responsible for identifying known hidden conditions and arranging utility location services where needed. We are not responsible for damage to unmarked, improperly marked, unknown, hidden, deteriorated, illegal, or improperly installed underground items, except where caused by our gross negligence or intentional misconduct.
9. Tank Location, Digging, and Lid Access
Unless specifically included in the written estimate, standard septic pumping may not include locating, digging, uncovering, repairing, replacing, or installing lids, risers, cleanouts, or access points.
Additional charges may apply for:
- Locating buried tanks
- Digging to expose lids
- Removing heavy covers
- Opening damaged, sealed, unsafe, or inaccessible lids
- Installing or recommending risers
- Returning after access is prepared
- Additional labor, equipment, or time
If a tank, lid, or access point is unsafe, deteriorated, cracked, collapsed, or inaccessible, we may refuse service until the condition is corrected.
10. Service Limitations
Septic tank pumping, cleaning, inspection, or cleanout does not guarantee that:
- Your septic system will function properly after service
- Existing backups, clogs, odors, leaks, or drainage problems will be eliminated
- Your drain field is working properly
- Pipes, baffles, filters, pumps, alarms, floats, controls, or components are functional
- The system complies with local codes
- The system has sufficient capacity
- The system was properly designed, installed, maintained, or repaired
- Future backups, failures, odors, or overflows will not occur
Pumping removes waste from the tank. It does not repair failed drain fields, broken pipes, collapsed tanks, improper grading, root intrusion, hydraulic overload, undersized systems, illegal connections, or other underlying causes.
11. Inspections and Reports
Any inspection, visual evaluation, technician note, service report, or recommendation is limited to the conditions observable at the time of service.
Unless expressly stated in writing, our inspections are not:
- Engineering reports
- Code-compliance certifications
- Real estate certifications
- Environmental certifications
- Structural inspections
- Legal opinions
- Government approvals
- Guarantees of system performance
- Warranties that the system will pass a local, county, state, lender, or real estate inspection
If you need a legally required inspection, real estate transfer inspection, engineering report, government form, or compliance certification, you must tell us before scheduling so we can confirm whether that service is available in your area.
12. Grease Trap and Commercial Services
For commercial customers, restaurants, food service businesses, property managers, multi-unit properties, industrial sites, and other business customers, additional terms may apply.
You are responsible for:
- Providing accurate trap size, location, access, and service history
- Maintaining grease traps according to applicable laws and local requirements
- Scheduling service at legally required intervals
- Providing after-hours access if needed
- Keeping required records, manifests, or service documentation
- Confirming whether special disposal, hauling, or compliance paperwork is required
We may charge additional fees for excessive grease, solid buildup, inaccessible traps, high-volume waste, repeated visits, required documentation, emergency response, or disposal requirements.
13. Disposal and Environmental Compliance
Waste removal, hauling, and disposal are subject to federal, state, county, municipal, environmental, landfill, wastewater treatment, and disposal-site requirements.
We reserve the right to refuse to pump, haul, or dispose of materials that are hazardous, prohibited, contaminated, illegal, unknown, mislabeled, or outside the scope of accepted septic or grease-trap waste.
You agree not to place hazardous, toxic, explosive, radioactive, medical, industrial, chemical, petroleum-based, or illegal materials into septic systems, grease traps, tanks, drains, or containers serviced by us.
If prohibited materials are discovered, you may be responsible for additional charges, cleanup costs, disposal costs, regulatory costs, fines, penalties, damages, testing, delays, or third-party professional services.
14. Permits, Codes, and Local Requirements
Septic systems are often regulated by state, county, city, local health department, environmental agency, or other authorities. You are responsible for determining whether permits, inspections, approvals, or notices are required for your property or requested service unless we expressly agree in writing to handle a specific permit or filing.
We may assist with documentation where available, but we do not guarantee approval by any government, regulatory, lender, real estate, or inspection authority.
15. Scheduling, Arrival Windows, and Delays
We make reasonable efforts to arrive within scheduled windows. However, septic service may be affected by:
- Weather
- Traffic
- Equipment availability
- Technician availability
- Prior emergency calls
- Road conditions
- Disposal facility hours
- Customer delays
- Site access problems
- Safety concerns
- Local restrictions
- High seasonal demand
Arrival windows are estimates unless expressly guaranteed in writing. We are not liable for indirect losses caused by delays, including lost income, lost rent, business interruption, tenant claims, property sale delays, restaurant downtime, or missed appointments.
16. Cancellations, Rescheduling, and Trip Fees
You should notify us as early as possible if you need to cancel or reschedule service.
We may charge a cancellation, rescheduling, trip, dispatch, or waiting-time fee if:
- You cancel after a technician has been dispatched
- The technician arrives and cannot access the work area
- The tank, trap, or access point cannot be located
- Required authorization is missing
- The property is unsafe
- The customer is unavailable
- Payment authorization is not available
- The service request was based on inaccurate information
Any applicable cancellation or trip fees should be disclosed before or at the time of scheduling where practical.
17. Payment Terms
Payment is due according to the invoice, estimate, service agreement, work order, or payment terms provided to you.
Unless we agree otherwise in writing, payment may be required before service, at the time of service, or immediately after completion.
We may accept payment by cash, check, credit card, debit card, ACH, online payment, invoice, or other approved payment methods. Accepted payment methods may vary.
You agree to pay:
- Service charges
- Labor charges
- Equipment charges
- Disposal fees
- Fuel or travel charges
- Emergency or after-hours fees
- Taxes, where applicable
- Permit or documentation fees, where applicable
- Additional approved charges
- Late fees, collection costs, or returned-payment fees, where allowed by law
For commercial accounts, invoices unpaid by the due date may be subject to late charges, suspension of service, collection activity, attorney fees, court costs, or other remedies allowed by law.
18. Deposits and Prepayment
We may require a deposit, prepayment, card authorization, purchase order, or written approval before scheduling or performing certain services, including emergency service, commercial jobs, large-volume pumping, after-hours service, high-risk work, or services requiring special equipment.
Deposits may be non-refundable if we have incurred costs, reserved equipment, dispatched personnel, purchased materials, or lost scheduling availability.
19. Recurring Maintenance Plans
If we offer recurring septic maintenance, grease trap service, subscription plans, service agreements, or automatic billing, the specific plan terms will be provided separately.
Recurring plans may include:
- Service frequency
- Covered services
- Excluded services
- Price
- Billing schedule
- Cancellation requirements
- Renewal terms
- Service-area limitations
- Customer access obligations
No recurring plan, subscription, or automatic renewal will apply unless you agree to those terms. You may cancel recurring service according to the written plan terms. Cancellation does not remove your responsibility for services already performed, charges already incurred, or minimum commitments already accepted.
20. Customer Approval for Additional Work
If we discover that additional work is needed, we may ask for approval before proceeding. Additional work may include:
- Extra pumping volume
- Additional tanks or compartments
- Extra hose length
- Digging
- Locating
- Filter cleaning
- Grease removal
- Baffle, lid, riser, or component work
- Emergency cleanup
- Return visits
- Repairs
- Additional reporting or documentation
Approval may be provided in writing, by email, text message, phone, verbal authorization, signed work order, payment, or other reasonable confirmation, depending on the situation.
21. Photos, Videos, and Service Documentation
We may take photos, videos, measurements, notes, GPS data, or other documentation of the service area, equipment, tank, trap, damage, access points, site conditions, completed work, or safety issues.
We may use this documentation for:
- Service records
- Customer communication
- Estimates and invoices
- Technician training
- Quality control
- Dispute resolution

- The requested service is lawful
- You will provide safe and reasonable access
- You will disclose known hazards or system issues

24. Property Damage
We take reasonable care when performing services. However, septic service may involve heavy trucks, hoses, equipment, digging, lids, and access over lawns, driveways, gravel, soil, landscaping, and other surfaces.
Unless caused by our gross negligence or intentional misconduct, we are not responsible for:

- Future system operation

To the maximum extent allowed by law, all implied warranties are disclaimed, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
26. No Guarantee of Results
We do not guarantee that pumping, cleaning, inspection, or service will solve every septic issue. Some problems require plumbing work, excavation, drain field repair, engineering, tank replacement, county inspection, electrical repair, pump repair, or other specialized work.
Our recommendations are based on available information and observable conditions. Final repair decisions are your responsibility unless you hire us under a separate written agreement to perform specific repair work.
27. Third-Party Contractors and Service Partners
To provide service across different areas, we may use employees, independent contractors, subcontractors, dispatch partners, local service providers, vendors, or affiliated companies.
By requesting service, you authorize us to share necessary service information with those parties so your request can be evaluated, scheduled, priced, performed, or completed.
Where services are performed by a third-party provider, that provider may have its own licenses, insurance, procedures, warranties, limitations, or terms. We are not responsible for acts or omissions of independent third parties beyond what applicable law requires.
28. User Content and Communications
